Munsch Hardt is an industry leader in representing commercial, industrial and retail landlords and tenants in lease transactions throughout Texas and the United States. Our landlord clients include developers of office, industrial, retail, hospitality and mixed-use centers as well as large institutional landlords with national real estate portfolios. Our tenant representation includes everything from national representation of companies with office and distribution centers in multiple states to individual retail tenants opening their first location. Building on the extensive experience and broad-based knowledge of our real estate attorneys, we have created an inter-sectional practice group focused on leasing that includes tax attorneys, litigators and reorganization/bankruptcy practitioners. Operating as an integrated industry-focused practice group results in a detailed understanding of our clients' businesses, as well as recognition of regional and national trends that affect those industries. We work hand-in-hand with each of our clients to develop a strategy to efficiently provide the legal services necessary to help accomplish the client's stated goals. We deliver our legal services in an efficient, timely and cost-effective manner by first selecting a team of attorney(s) and paralegal(s) to service each client's needs. The team is staffed according to the volume, speed and complexity of the services required. We assist many of our institutional landlord clients by creating "standard" office and industrial leases for use in multiple owned properties, with each lease form tailored to the local market area. This standardization results in more efficient review and response times for our clients - allowing them to restrict the scope of lease review to applicable business points, rather than project by project lease discrepancies. In representing both landlords and tenants, our priority always remains the contribution of added value to the transaction. While working closely with our clients to identify and implement prudent legal steps for each stage of negotiation, Munsch Hardt assists our clients in achieving their business objectives by offering practical solutions - thereby successfully closing transactions rather than obstructing them.
