Recently, Griffin Partners completed a recapitalization of several assets in one of its institutional investment portfolios resulting in an internal rate of return to the institutional investor of 19.6%. Currently Griffin Partners anticipates acquiring three to five projects per year. These projects are typically purchased at discounts to other comparative properties, have good cash flow, and the ability to add value through aggressive leasing and efficient management. Target leveraged investment returns are in the range of 18% to 22%. Griffin Partners' acquisition program creates opportunities for both institutional and qualified individual investors to participate as limited partners on a project level basis. The current program is expected to deploy between $15,000,000 and $20,000,000 of equity investment capital per year.
