PHS specializes in providing foreclosure, bankruptcy, REO, eviction and related services in New Jersey and Pennsylvania to the residential mortgage servicing industry. Since Frank Federman and Larry Phelan founded the firm over 20 years ago, the firm has developed into the region's premier foreclosure operation, representing almost every major lender and loan servicer. PHS is the largest such firm in Pennsylvania, and the only firm in that state that is both Fannie Mae and Freddie Mac designated counsel. In addition, PHS is a founding member of the USFN and has received all of this prestigious organization’s highest awards. Larry Phelan is the Managing Partner of both the PA and NJ offices, which combined have 17 attorneys and over 250 support personnel, many of whom have been with the firm in excess of five years, and several in excess of ten years. The staff is stable and dependable. Clients can rely on having knowledgeable individuals handle files from beginning to end. Delays caused by frequent staff turnover in other firms do not exist at PHS. Both offices are completely computerized, provide monthly status reports, and utilize every case management and invoice reporting systems used by the industry, including VendorScape, IClear, LenStar, Alltel, and New Invoice. The Philadelphia office, which is next to City Hall for prompt court filing and retrieval, is central to all eastern Pennsylvania counties. The NJ office is near Trenton, where all documents are filed, and is central to all activity in New Jersey. Firm members attend all local sales personally, and have a complete, reliable network of experienced attorneys throughout the state to handle all your needs at a moments' notice. PHS owns and controls the majority of its vendors to ensure as quick a turnaround time as humanly possible. We also operate our own investigation services in both states to locate defendants for service of process. Valuable time is saved in the initial service stage and the crucial sale stage. As a full service law firm, the firm also offers related real estate services in eviction, court docket retrieval, document retrieval and recording, assignment processing, representation at closings, foreclosures and bankruptcy consultations and training. We are one of the few law firms to handle foreclosures, bankruptcies and asset recovery actions for the entire states of New Jersey and Pennsylvania. For foreclosures and bankruptcies involving mortgages secured by one to four family residential dwellings, our firm adheres to the Fannie Mae and Freddie Mac fee schedules. Any unusual work not covered by this schedule would be specifically approved by you prior to our taking action. For foreclosures and bankruptcies involving nonresidential properties, as well as asset recovery cases, our fee would be computed on an hourly basis or on a percentage agreed upon by you prior to our taking action.
