In November of 2001 Multi-South Management Services (Multi-South) was formed to give an outlet for several veterans of the multi-family industry a place to come together to manage a small portfolio of partner owned multi-family properties, and provide fee management services for a select group of owners. Keith Sheppard and David Shores are the partners in Multi-South, and together bring over 65 years of apartment management experience covering all aspects of owning, operating and managing multi-family properties. David Shores has been in the multi-family management, renovation, and ownership business for over 30 years, primarily in Memphis, but also in other cities throughout the Southeast. As President and CEO of LEDIC Management Group, David was involved in the management of over 50,000 apartment units, and was involved in over $300 million in renovation of apartments during his tenure. David is a Certified Public Accountant (CPA), and his six years in public accounting with Arthur Young as a tax consultant offered specialization in real estate and construction taxation. Keith Sheppard has been in the multi-family business for over 30 years, primarily involved in supervision of site operations and renovations. Prior to joining Multi-South, he was director of operations for three years for ALCO Management in Memphis, TN. ALCO had a balanced portfolio of approximately 9,000 conventional, tax credit and government assisted (HUD loan and subsidized) apartments. Previous to ALCO, he was responsible for property operations for the Mid-South region for LEDIC Management Group, a region encompassing over 20,000 units. He has also supervised construction management in excess of $300 Million and performed due diligence for all type of properties from class A to distressed. Keith?s experience includes new development and lease-up in both conventional and affordable markets. Multi-South manages a broad range of property types from A Class new product in suburban and urban markets to renovated affordable property. Multi-South operates in Tennessee, Mississippi, Indiana, Missouri, Alabama and Arkansas. Multi-South has managed properties for individual investors, institutional investors, syndicators, lenders and servicers. As part of being a full-service management company Multi-South helps clients identify opportunities for properties to be repositioned within a market and manages that process in house from renovation to lender documentation and reimbursement. A benefit of this team of experienced renovators is in house management of fire restoration or renovation work that often results in significant savings for owners. Presently, Multi-South is underway on several renovations, and expects renovation volume to reach $7,000,000 in 2018. Multi-South?s mission is to be the strongest and highest quality management team for multi-family housing in the mid-south. Multi-South currently manages a growing portfolio of over 7,000 units throughout its footprint and has experienced significant growth in the last few years due to successful property management and renovations for clients. This growth was made possible in part by the team of experienced property managers.
