Calare Properties, Inc., founded in 2000, is the culmination of over fifteen years of successfully leading and managing value-driven real estate investments. Calare Properties was founded by Bill Manley, whose family has been in the real estate investment and development business for over 50 years. Calare Properties was founded to make opportunistic investments in small and middle-market commercial real estate on behalf of high net worth individuals, endowments, trusts, and equity funds. The commercial real estate market continually presents new opportunities to make value-focused, opportunistic real estate investments. These opportunities arise due to mispricing and mismanagement of assets by inexperienced operators and corporations, the large capital requirements of commercial real estate, and capital voids due to shifting capital markets and local inefficiencies. Calare Properties has consistently demonstrated its ability to identify opportunities and generate high returns for its investors through a two-pronged investment approach: adaptive reuse, which seeks to create value through intensive redevelopment or repositioning of mismanaged or undervalued properties, and value investing, which is making opportunistic investments in income-producing properties where a property can be acquired at an advantageous capitalization rate due to market inefficiencies or opportunistic timing.
